Tenant Information

Paying Rent

Rent should be paid online at rentpayment.com
ACH payments from a checking account are free of fees, credit and debit cards can also be used, but fees apply.To simplify your rent payment process using your phone, kindly email us your building location, name, and email address, and we will send you a secure link to create an account on our receivable portal. With this account, you can make payments in different forms, set up recurring payments, and receive reminders. It's worth noting that rent payments are due on the first day of every month. Payments made after the 10th or those returned by your bank will incur a service fee of $50.

Electronic Buzzers

If you are a new tenant moving into a building with electronic buzzers, please send us your name (nickname), email, and phone number via email, and we will send you an activation code to set up a personal account within 24 hours.

Safety Protocols

  • All A/C window units require safety brackets. These may be purchased online or in a hardware store. Please contact management if you’d like help with AC installation. Please make sure that AC units are not installed in fire escape windows.

  • Hallways may not be used for storage of any kind.

  • No items may be stored on fire escapes.

If you do not set up National Grid account, your gas service WILL be shut off from the company. You will have to spend half a day waiting for the appointment to hook it back up.

Apartment Repairs & Maintenance

Things break. When they do please let us know and we can help you get it fixed. You can contact us via:

Just be sure to tell us who you are, which building/apartment you live in and how we can contact you. We have an emergency number but please use that for emergencies only. (646-481-1858)
Cesar is the Superintendent and Handyman. Appointments are arranged only through the manager, not with Cesar directly.

Please remember, we do not keep the keys to your apartment so someone must be home to let in the repairman.

Locksmith: If you need a locksmith AFTER HOURS for a true emergency, please call Fifth Ave Key Shop ONLY at (718-768-8643)

Exterminator: DIAL A BUG, our contracted exterminator, treats the building on the second Saturday morning of each month, please make yourself available for their visit. It is advisable for apartment to get regualr monthly treatment even if just to prevent problems. So please make sure your apartment is accessible for treatment at scheuled times or have neighbor give access.  We cannot schedule personal visits. If there is a problem with the exterminator not showing up, please be sure to let us know immediately.

Fire Safety: Please be sure you have a working fire AND carbon monoxide detector - contact the office ASAP if you require one or if yours is not working properly.

Leases and Security Deposits

If you are not renewing your lease, please remember you are responsible for paying the rent through your last month. The security deposit cannot be applied to the last month's rent payment. Also, remember to leave your apartment with the same paint colors as the original lease and provide us with your forwarding address. After inspecting the apartment and ensuring it is in good standing, we will refund your security deposit.
